A home and 80 acres of land for sale on what was once Hawaii’s largest cattle ranch is on the market for $12 million. The property in a gated equestrian community on the Big Island combines luxury living with an outdoor lifestyle.
Located in Waiki’i Ranch, the estate sits at about 6,500 feet in elevation and features views of mountain peaks, such as Mauna Loa, Mauna Kea and Haleakala on the island of Maui as well as the coast.
The property, located at 67-1144 Alulike Road in Kamuela, comes with a riding arena, three horse stalls, a tack room, feed room, garage and recreation room. A polo field and clubhouse are nearby, and a horse-riding trail lies just outside the back door.
“We don’t have a lot of equestrian communities in the entire state of Hawaii,” says listing agent Carrie Nicholson of Hawaii Life. “This is a rare community.”
The land is part of the larger Parker Ranch, a cattle ranch founded in 1847 that brought cowboys from California to teach the locals how to handle animals. The Spanish-Mexican workers shared their skills and traditions, becoming known as “paniolos” in Hawaii. Ranching caught on and continues to this day on the land now overseen by a nonprofit trust.
The property includes a 2,880-square-foot house built in 2020. An open floor plan capitalizes on views in all directions. Large glass doors and high ceilings accent the space filled with side-by-side kitchen, dining area and living room.
Outside the living space is a large lanai where folks also can gather to entertain and savor the views. Two bedrooms with en suite bathrooms also have large windows to capture scenery.
The property is made up of two side-by-side lots that measure 40 acres each. Outside the chef’s kitchen is an expansive food-to-table garden. “There’s an olive orchard so you can pick olives and use your own press to make olive oil,” Nicholson says. “They have an apple orchard and a peach orchard. Because of the elevation, it’s a bit of a cooler environment which is very conducive for those types of trees.” Lemon, lime and orange trees are also on site.
Structures on the site have been tucked into a hillside, ensuring privacy and protection from the changeable weather.
Other amenities include a fireplace in the living room, workout area (plus a sauna and cold plunge), solar panels, heated floors, air conditioning and Wi-Fi.
Potential owners would be people who value their privacy, healthy living and an outdoor lifestyle, Nicholson says. “Maybe not necessarily somebody who is in the work life and needs to be downtown near the city,” she says. “This is more of retiree, pre-retiree living, for someone who really enjoys nature and wants to live a healthy life.”
The property is located in Kamuela, about 15 minutes from Waimea Town and the K-12 Hawaii Preparatory Academy.
