An important part of future development in the area is improving connectivity within Turks and Caicos. Plans for a new premiere airport terminal and upgraded port facilities are underway, as is the proposed South Caicos Airport upgrade for international arrivals directly to the area.

The Strand, located on Providenciales, opens in Fall 2024. The luxury resort and residential community in Cooper Jack Bay offers 41 luxury beachfront villas and custom residences available for purchase or overnight accommodations. Owners and resort guests will have access to a beach and tennis club, full-service spa, water’s edge restaurant and bar, 1,400 feet of canal and marina frontage with access to The Strand’s own Club Boat with a private captain, a kids’ club, and more. It will be one of the most sustainable resorts in the Caribbean, with eco-friendly design elements and solar integration (offering between 80-100% of power through solar).

South Bank in Providenciales opens in Summer 2024. Grace Bay Resorts’ newest luxury residential resort and marina features several waterfront neighborhoods along 31 acres of quiet shoreline. Developed by Windward, the unique waterfront properties include The Launch, a collection of contemporary boathouses with dedicated docks; The Lagoon and Ocean Estate, with standalone homes that capture the essence of beach and oceanfront living; The Boat Houses, which are positioned along the marina waterfront; and Arc, a six-story residential building that encompasses Sky Villas designed by world-renowned Italian architect and designer Piero Lissoni.
The Boat Houses, Lagoon Villas, and Ocean Estates will feature resort villas and luxury residences. Grace Bay Resorts will manage the development, which will include spectacular amenities, including a one-of-a-kind manmade swimming lagoon, white sand beachfront, innovative dining experiences, tennis and pickleball courts, and a large spa and fitness center.
Andaz Turks & Caicos at Grace Bay in Providenciales will be the first Hyatt property on the island, with plans to open in late 2025. A luxury residential and resort community, the resort boasts a 59-room resort and offers 73 residences, from oceanfront studios to a 6,411-square-foot four-bedroom penthouse. The resort will be home to four unique culinary offerings: a rooftop venue with panoramic views of the bay, a state-of-the-art fitness facility, a garden yoga studio, and a full-service indoor/outdoor spa.

Salterra Resort & Spa on South Caicos will open in January 2025. The Luxury Collection, part of Marriott Bonvoy‘s portfolio, will make Salterra the hospitality brand’s first property in the Turks and Caicos Islands. The new resort boasts 100 guestrooms and suites, ranging from oceanfront king and queen guestrooms to spacious one- and two-bedroom suites and three-bedroom Governor’s Penthouse suites.
The Loren at Turtle Cove on Providenciales is slated to open in 2026. The property will offer six private beachfront villas, 25 condominium units, and 33 guest suites, all with stunning views, private outdoor spaces, gourmet Chef’s kitchens, and access to exclusive amenities, including an on-site pool, fitness center, spa, destination restaurant, private beach club, 24-hour concierge, tennis courts, and kid’s club. Residents will also have the opportunity to buy access to one of 32 boat slips at The Loren at Turtle Cove’s private marina.
The Point on Providenciales has a planned opening for 2026. Grace Bay Resorts recently launched sales of its newest resort residential offering, The Point, located at the award-winning Point Grace Resort. The project, which sits 300 feet from Grace Bay Beach, offers 56 homes ranging from 2,600 to 7,000 square feet. Residences will feature 10-foot-deep terraces providing ocean views and modern glass railings, while ground-floor residences will provide owners with private plunge pools and dramatic ocean views.
Kempinski Grace Bay on Providenciales is located on one of the last remaining private stretches of Grace Bay Beach. The low-footprint design offers four beachfront villas and 72 condominium residences that blend into the natural landscape. The property is on the uncrowded eastern end of the beach, minutes from the Royal Turks and Caicos Golf Club, shops, and restaurants.
The three condo-style residences are stepped back from the beach to create a tropical oasis in the courtyard. They are configured as studio, one-, two—and three-bedroom suites, including four- or five-bedroom penthouse units. Four one-story villas, each featuring six spacious ocean-facing bedrooms, grace the front of the property.
Premium-level amenities will enhance the experience, starting with a grand arrival entrance area and lush lobby, creating a garden oasis and spectacular bar with a view over the entire resort. The low-density property offers three unique dining venues: a beach club, two resort-style pools, an indoor luxury spa and fitness center, tennis and paddle courts, a kids club, and an indoor golf simulator.
